Aviv is a public company traded on the

Tel AvivStockExchange, known as one

of the oldest established and leading

companies in Israel in the field of residential, com-

mercial and business entrepreneurship and con-

struction, in Israel and abroad.

The company was established by entrepreneur and

contractor Mordechai Aviv, and initially focused

on residential construction. It subsequently devel-

oped into a thriving company, presently directed

by Asaf Aviv.

Over the years, the company accumulated a proven

reputation as a construction company with finan-

cial strength and strong backing, as well as pro-

viding personal service and commitment to its

customers.

In conformance with its unique slogan - “Building

Quality of Life”, the M. Aviv company is careful to

provide its many customers a residential experi-

ence at the highest levels of quality, deriving from

construction processes managed and supervised

by the best experts in the company.

M. Aviv Ltd. accompanies its customers all the way,

from intelligent selection of desirable locations,

attentive architectural planning in accordance with

the customer’s needs.

Furthermore, the company manages the assets of

the housing company for its customers and deals

with all registration processes in the registration

bureaus, transfer of rights, confirmation of rights,

etc.

The company holds Contractor License No. 1044,

and Contractor Classification C5, Symbol 100. The

company complies with 9001 ISO procedures.

Internal Concentration of Resources for more Ef-

ficient Service and Higher Quality Construction

The company’s specialty derives from its manage-

ment method which concentrates all aspects of

construction under its ownmanagement withmini-

mum involvement by external contractors.

The company has its own concrete shell, gypsum,

plumbing, construction, electricity, flooring and fin-

ishing departments. The company also possesses

and manages a division consisting of a variety of

factories which manufactures everything required

for construction tasks, among others - an alumi-

num plant, a metal workshop that provides metal

and hardware services and a stone processing

plant for marble and special stones.

Consequently, the company is able to provide its

customerswith a very high level of services, includ-

ing control of rawmaterials and products, aswell as

compliance with timetables and a pre-determined

budget.

Financial Data

The company has been traded on the Tel AvivStock

Exchange since 1993, and since then the Company

has issued 5 series of debentures. The existing

debentures were ranked in April by Midroog as

“Baa1/stable”.

This is thanks to the Company’s long history and

experience in its field, its thorough familiarity with

the markets in which it operates, its income from

yielding real estate, its high rate of sales and good

reputation among property purchasers.

Residential Projects

M. Aviv Ltd. has constructed thousands of residen-

tial units all over Israel, with special emphasis on

quality of life, in comfortable and attractive resi-

dential environments.

Tzur Hadassah -

a boutique project consisting of

10 buildings, containing 85 residential units and

16 cottages, at a location facing theSansan Nature

Reserve, combining nature, scenery and a rich fam-

ily residential environment.

Phase A of the project is expected to be populated

in December 2016.

Lev Ha’Ir, Jerusalem -

between the slopes of Ra-

mat HaKerem and Giv’at Mordechai, and close to

cultural and commercial centers as well as major

traffic arteries, the company has erected its flag-

ship project consisting of 6 buildings, with 240

residential units and a commercial center.

The unique architectural design focuses on creating

especially large open spaces, while the spectacu-

lar view seen from each window is given special

expression in each apartment.

The level of finish in this luxury project includes

French windows, electrical shutters throughout

the apartment, a well-designed lobby including

a concierge’s desk, an elevator and underground

parking.

North Park Towers, Ramla -

located in the Men-

achem Begin neighborhood, consisting of thirty

4-storey buildings and eight 14-storey towers, con-

taining 868 residential units. The last phase of the

project consists of two luxury towers, containing

132 residential units. The last tower will be popu-

lated in the course of the year.

City Center, Modi’in -

Yigael Yadin Street, a future

project consisting of 118 residential units, as a

“Target Price” (Mechir Matara) project.

Rakafot Neighborhood, Rishon Le-Zion -

a future

project consisting of 108 residential units, as a

“Buyer’s Price” (Mechir Lamishtaken) project.

New Talpiot, Jerusalem -

the company is a 20%

partner in the project. It is located on Beit Lehem

road, and consists of 8 residential towers, at the

center of which a children’s park and recreation

area will be erected, for the welfare of the residents.

The project contains 352 residential units.

Each building has a well-designed lobby, 2 eleva-

tors and underground parking. The company has

various projects in the planning stage in Netanya,

Beit Shemesh, Ramla and other places.

Commercial Projects

Jerusalem Window -

an impressive construction

venture, combining residential and commercial

areas, located at the heart of the city, close to the

Mahane Yehuda market and the Jerusalem busi-

ness center. There is a variety of tenants in the

building from the fields of medicine, health and

commerce.

Giv’at Sha’ul -

a commercial site on an area of ap-

proximately 14 thousand sq.m., with over 7,000

sq.m. built up area, designated for commerce and

industry.

Real Estate Abroad

M. Aviv Ltd. owns land in the B-13 Quarter of the

city of Budapest, Hungary, on an area of approxi-

mately 22.5 thousand sq.m.

This ownership includes construction rights for

55,000 sq.m. for residential purposes, and about

6,000 sq.m. designated for commerce. To date,

129 residential units have been constructed on

the site in Phase A.
