Isras Investment Company Ltd.

T

he Isras Group is one of Israel’s largest and

most senior real estate groups and special-

izes in the development, construction and

management of rental properties and residential

construction. The Group has some 134 employ-

ees, decades of experience, hundreds of success-

ful projects, and a diverse portfolio of properties

located throughout Israel. Isras is a public com-

pany, with its shares traded on the Tel Aviv Stock

Exchange on the TA 100 Index. The Group’s 2015

consolidated balance sheet totaled NIS5.5 billion;

shareholders’ equity totaled NIS 1.88 billion, and

net income totaled NIS 304.5 million.

The Isras Group was founded some 66 years

ago, and today is one of Israel’s largest real es-

tate groups. The Group includes the following

companies:

• Rassco – Company for Agricultural and Urban

Settlement Ltd. (100% owned);

• GATI – Jerusalem Technology Park Ltd. (74%

owned);

• Rassco Residential Ltd. (formerly “Ocif” Invest-

ment & Development Co. Ltd.)

• Ogen Yielding Real Estate Investment Ltd.

The Group has expertise and experience in the

development, construction and management of

rental properties (through Isras, Ogen, and GATI)

and residential construction (through Rassco and

Rassco Residential). As well, the Group has exten-

sive holdings of real estate and building rights

Tenants include: high-tech companies, government

ministries, banks, institutes of higher learning, and

foreign media networks.

Amount of construction: About 60,000-sq.m. Occu-

pancy: About 95%. Fair Value: About NIS 700 mil-

lion. Balance of future right: About 30,000-sq.m.

In December 2015, digging and shoring work be-

gan to expand the complex with construction of

new buildings to use up the balance of the area’s

building rights.

These companies own over 600,000 square me-

ters of rental properties. The properties include

technological parks at Jerusalem’s Malha and Har

Hot’Zvim (through the GATI subsidiary); office and

commercial parks in Ramat Ha’hayil, Holon, Reho-

vot, Netanya, Petah Tikva, Ramat Gan and more.

The companies also own industrial buildings, park-

ing lots, and small workshops throughout Israel,

and an assisted-living complex in Kfar Shmaryahu

(through Moadon Neve Aviv - 100% owned).

The rental properties are valued at some NIS 3.8

billion. During 2015, construction began on addi-

tional rental properties with an investment of NIS

400 million. The companies hold some 300,000

square meters of real estate and building rights,

designated for the future construction of rental

properties.

Construction

These companies focus on the development and

construction of hundreds of residential units in the

in-demand areas of Jerusalem, Haifa, GivatShmuel,

Kiryat Tivon and Nahariya. In 2015, construction

began on some 250 additional residential units.

The companies hold land reserves currently in

various planning stages for some 600 residential

units. Moreover, the company is involved in several

“evacuation-reconstruction” projects, currently at

various stages of finalization for some 1,500 resi-

dential units.

“David’s Crown” – The Diamond in the Crown

“David’s Crown” is one of themost prestigious and

attractive projects in Jerusalem. The project was

built on the 31-dunamYMCA lot. Building rights are

for some 35,000 squaremeters for sale and lease,

including 200 deluxe apartments. The project also

includes offices, shopping areas, and hotels.

“Ramat Ha’Nasi” – Haifa

“Ramat Ha’Nasi” is a joint project with Gav Yam.

The neighborhood is designed to respond to: pub-

lic areas including parks and garden areas, sport

facilities, shopping and commercial facilities, as

well as community services such as school and

kindergartens. The neighborhood is gated, with

two main entrances, (with an inner ring road in

the neighborhood). The neighborhood is centrally

located - with access tomost major highways (High-

ways 2 and 4, and the Carmel Tunnels), mass tran-

sit centers (Hof Ha’Carmel Railway Station and the

Egged Central Bus Station), employment centers

(theMatamPark), culture and shopping areas. The

neighborhood is in the early stages of construction

and will include some 1,063 residential units in

18 towers. All apartments will overlook the sea

and park and there is a large range of units. Within

the neighborhood a commercial center was built

and is operating covering 5,000-sq.m. So far 650

units have been built, of which about 550 have

been occupied.
