Yair is a publicly traded company
focusing on growing markets with
business opportunities that have po-
tential. The company, controlled by the develop-
ers Yossi and Yair Biton, was founded in 1988
and operates through several subsidiaries: lo-
cal development and constructions companies
and threw an international company developing
and building projects abroad. Due to B. Yair’s
strict adherence to the highest standards of
construction quality, advanced technological
applications, and its ISO 9002 certification, it
has earned the nickname “The Best Home in
the City”. The company transformed Jerusalem’s
housing culture with “Mishkenot Ha’Uma,” a
new residential neighborhood in the National
Precinct on a strategically located hill near
the picturesque Nachlaot neighborhood and
the green swathe of Sacher Park. “Mishkenot
Ha’Uma,” which is built to the highest and lat-
est standards in a European-style near the main
highways at the western entrance to Jerusalem,
has attracted high-end buyers ensuring the
long-term value of the properties. The project
includes 650 luxury units and a European-style
commercial boulevard.
Projects in Israel
The main goals that B. Yair has set for itself are
to lead Israel’s residential culture, to adapt itself
to the needs of the Israeli society, and to design
and construct unique and prestigious projects
throughout Israel and abroad. B. Yair chose to
participate in tenders for the Ministry of Hous-
ing’s “Mehir Lemishtaken” program. B. Yair has
won three such project tenders in Ramat Beit Sh-
emesh, in Modi’in’s Tzipor neighborhood and in
Ramla’s Mazliach neighborhood. Over the years,
B. Yair has built and is building in Jerusalem, Tel
Aviv, Netanya, Rishon Lezion, Modiin, Ma’ale
Adumim, Beitar Illit, Beit Shemesh, Givat Zeev
and Tzur Hadassah.
Projects Under Construction
• “Mishkenot Ha’Uma” a new neighborhood
in Jerusalem’s most exclusive setting provid-
ing perfect luxury, quality of life and status
encompassing 282 luxury housing units in its
first stage, 108 units in the second stage and
125 units in the third stage (company’s part is
36 units). The project’s exclusive commercial
avenue consists of 5,000 sq.m of commercial
space.
• “Sky” project, in Netanya (in tandem with
Africa Israel) – 240 luxury units in two 34-floor
towers facing the sea.
• “Arnona Exclusive” – In Jerusalem’s pres-
tigious Arnona neighborhood. Two luxurious
buildings of 12 floors each are located, encom-
passing 120 luxurious units. The project is ad-
jacent to a park and an ancient aqueduct that
brought water to the Jerusalem Temple.
• “Sarei Yisrael”, in Jerusalem’s popular Rome-
ma neighborhood (in cooperation with Balalious
Group), continuing the success of stage A of the
project, the project includes 68 residential units
near a main road in Jerusalem.
• “AIR Tzur Hadassah” – at the green summit
of Tzur Hadassah, near Jerusalem continuing
the “Green Village” success. Three intimate
buildings encompassing 27 units. Residents of
the project will enjoy a young environment with
privacy and natural beauty.
• “Tzipor Ba’lev” in Modiin – The project of-
fers 103 units in 14 buildings with up to eight
units in each building. Project sales include 52
smaller sized units available to eligible buyers
under the “Mehir LeMishtaken” program of the
Ministry of Housing.
• “Chen Ha’Ayelet” in Givat Zeev. The project of-
fers 19 buildings with 76 units. B. Yair is striving
to increase the number of units to 104.
• “B. Yair b’Rama” in Ramat Beit Shemesh. An-
other project under the Ministry of Housing’s
“Mehir LeMishtaken” program, offering 76 units
in 19 buildings with four units per building.
New Projects
B. Yair is currently active at many building sites
across the country and continues to expand its
operations.
• “Ha’Pisga HaHadasha – Pisgat Zeev. The proj-
ect will include 6 buildings encompassing 160
units in the heart of the neighborhood nearby
the Moshe Dayan Road.
• “Lev Yehud” is an urban renewal project. The
project is going up in the heart of Yehud between
Weizmann, Alpert and Katznelson streets with
600 units.
Commercial Real Estate
• ”Ha’Pisga Shopping Mall” in Jerusalem, cov-
ering 10,000 sq.m., with three floors of commer-
cial and entertainment space located alongside
the light railway route. The shopping mall is very
successful with all stores occupied and serves
as an entertainment and shopping attraction for
over 100,000 residents of northern Jerusalem
and the surrounding area.
• Mishkenot Ha’Uma Leisure and Entertainment
Center in Jerusalem. The project under construc-
tion includes 5,000 sq.m. of luxury commercial
space in a boulevard strategically located at the
entrance to Jerusalem with optimal access to
major routes; the Light Rail, the railway under
construction, the central bus station, Begin
Highway, and Roads 1 and 443.
• “Sarei Yisrael”, under construction in Jerusa-
lem’s Jaffa and Sarei Yisrael Streets near the
main entrance to the city on the route of the
Light Railway and the planned railway includes
3,000 sq.m. commercial space and 5,000 sq.m.
of offices.
International Activities
The company operates through its subsidiary
Sidi Kft Investments in Prague and in Budapest,
and focusing on developing and building resi-
dential units and commercial space including:
“ByTyMalesice” in Prague where the company
completed building the first stage of 282 units
and 2,500 sq.m. of commercial space and has
begun the project’s second stage including 263
units and 3,500 sq.m. of commercial space.
