P
roperty & Building Group (PBC) of the IDB
Group is one of Israel’s leading real es-
tate groups. Established in 1961, PBC is
involved with income-producing real estate and
residential development in Israel and abroad.
The company owns 1,110,000 sq.m. of income-
producing assets in Israel and abroad, the main
one being HSBC Tower at the Fifth Avenue in New
York City, covering 80,000 sq.m. In addition PBC
develops, markets and constructs quality residen-
tial neighborhoods.
Tel Aviv Stock Exchange (TASE)
The company’s shares have been traded on the
Tel Aviv Stock Exchange (TASE) since 1963. Two of
PBC’s subsidiaries: Gav-YamandMehadrin are also
listed on the TASE, while its fully-owned subsidiary
Ispro has bonds traded on the TASE.
Long-Term Financial Strength
PBC Group’s financial strength is reflected in its
equity, which amounts to NIS3 billion (attributed to
shareholders – NIS 1.7 billion), a liquidity balance
of about NIS 2.2 billion, real estate for investment
of about NIS 10.5 billion, annual apartment rental
income of about NIS 818 million (as of 31.12.15).
Liquidity balances and current cash flow enable
the Group to expand its business according to its
long-term strategy in its core business of income-
producing assets in Israel and abroad.
Income-Producing Properties in Israel – Long-
Term Stability
PBC Group initiates, plans, develops, builds, leas-
es, andmanages income-producing properties. PBC
has 1.110,000 sq. m. of income-producing areas in
Israel, with stable occupancy rates of 97%.
Activities include business and industrial parks, of-
fice buildings, commercial centers, industrial build-
ings, logistics and warehouses including Matam
Park, Kiryat OnoMall, Ispro Center Modiin, Gav Yam
Center Herzliya and others. In addition, PBC mar-
keted and constructed in 2015 projects extending
over 166,000 sq. m, some of which were already
populated. These projects are the basis for its fu-
ture growth and will increase its income from rent.
Among the projects under construction are: Ispro
Planet – an entertainment, movies and shopping
compound in Beer Sheva, first stage of which was
opened on June 2016, additional office buildings in
Kiryat Ono, Matam

Construction
of High Quality
Neighborhoods
in Israel
PBC group specializes in initiating, planning, devel-
oping, and building quality residential neighbor-
hoods in high demand areas. Neighborhoods are
built around the unique concept of a “residential
park”, which includes the development of com-
munity components from spacious public parks to
kindergartens, paths, sidewalks and car parking
lots.
Projects include: Park Shaul Kfar Saba, Merom
Naveh Petah Tikva, Rehovot Sheli Rehovot, Merom
Naveh Bashdera Holon, the exclusive Naveh Nof
Tower Bat Yam, Ramot Hanasi Haifa, Karkur, Neve
Avivim In Natanya andmore. PBChas recently start-
ed marketing a new project: Open Valley in Beer
Sheva. PBC has (together with partners) building
rights for 960 housing units. In addition it promotes
urban renewal projects (Evacuation and Building),
themain ones being Dafna in Tel Aviv and Nachalat
in Rishon Lezion.
In 2015 the Group sold 360 housing units. In 2015,
the company’s income from the residential sector
was about NIS 216 million.
International Operations
PBCoperates in the US, India, and the UKwithmost
activities carried out in the US.
Main Projects:
HSBC Tower –
Located on Fifth Avenue, in the
heart of Manhattan covering 80,000 sq.m., 100%
leased to blue chip tenants such as HSBC Bank,
Baker McKenzie, Man Group, Staples and more for
long periods of over 10 years. In February 2015 the
HSBC Tower won the exclusive Pinnacle Prize (the
“Oscar” of real estate), granted annually by BOMA,
The Building Owners and Managers Association.
HSBC Tower won the prize at the Renovated Build-
ing category.
TIVOLI -
IDBG (a partnership of PBC– 50%and IDB)
owns a commercial center and offices in Las Vegas
covering 34,000 sq. m. in the first stage with a 84%
occupancy. The second stage covers 28,000 sq.m.
and is under construction, when 7 sq.m. of which
are rented to RH, a stable substantial tenant, and is
a leading Home Design Brand in the U.S.
India –
PBC, together with Electra, has projects in
Chennai, India that consists of 2,200 housing units.
The first stage includes 390 units of which 310 units
have been sold. The project is adjacent to large high
tech parks, whose employees are the main buyers
of the apartments.
Agricultural Sector
PBC’s subsidiaryMehadrin (45%) is Israel’s leading
citrus exporter and is also engaged in a variety of
operations in the agricultural line including pro-
cessing fruit and vegetables, packing and chilling
services, storage and marketing. Mehadrin owns
about 3,500 acres.
