av-Yam, Bayside Land Corporation Ltd.,

of Property & Building IDB Group, is one

of the largest and oldest real estate en-

terprises in Israel. Gav-Yam specializes in pro-

moting, planning, developing, building, letting,

maintaining and managing industrial and busi-

ness parks, office buildings, commercial areas,

storage buildings and parking areas throughout

Israel. Gav-Yam also promotes, plans, develops,

builds, markets and sells prestigious housing

projects. The company was founded in 1928 and

since 1978 has been traded on the Tel Aviv Stock

Exchange. Net profit in 2015 totaled about NIS

277 million.

Income-Yielding Properties

Gav-Yam is the leading company in the construc-

tion of custom designed buildings for long-term

leasing, and the planning and management

of industrial and business parks. In addition,

through fully owned subsidiaries, the company

provides a range of maintenance and manage-

ment services to tenants throughout the leasing

period. Gav-Yam owns buildings designated for

high-tech, offices, commerce, industry, storage

and parking spaces totaling 853,000 sq.m. Most

of the buildings are found in prime locations and

the occupancy rate runs at about 97%. Annual in-

come from rentals in 2015 was NIS 392 million.

-Custom-Designed Buildings

Gav-Yam specializes in the construction of cus-

tom-made buildings for long-term leasing of 10

years or more. Designated building provides the

perfect solution for the client, who participates

at all stages of the project from finding a suitable

site up to planning of the building in its entirety.

Examples of such custom-designed buildings

are: Apple Campus in Hertzliya, Microsoft Cam-

pus, Elbit Systems Building, Philips Building, Zim

Ofer Building, Zoran Building all in Haifa’s Matam

Park, IBM R&D Labs in Haifa University, Microsoft

R&D Building in Herzliya, a logistics center for

Hadera Paper Group in Modiin, Carmel Contain-

ers Plant in Caesarea and more.

-Business and Industrial Parks

The company specializes in promotion, develop-

ment, planning, building and management of

business and industrial parks for leasing, with

attention to the tenant’s special needs accord-

ing to the type of industry including high-tech,

biotechnical etc. Parks have various advantages

such as central location, easy accessibility, eco-

logical environment with green areas for employ-

ees, parking spaces, etc. Tenants receive services

from the company at different levels according to

their needs and the type of park. Services start

with matching the client’s specific needs to the

construction and upkeep of the internal road sys-

tem, parking lots, well-groomed gardens, lighting

and security services. For example, tenants of

Matam Park, Haifa, are provided with additional

facilities such as a clinic, post office, banking,

transportation, catering services, a gas station,

child-care nurseries etc. Among the business

parks are: Matam Park, Haifa - Israel’s biggest

Hi-Tech and Business Park, approx. 234,000

sq.m. built.

Gav-Yam Park North Herzliya -

one of the most

advanced high-tech, business and commercial

centers in Israel in Herzliya’s industrial zone

comprising 130,000 sq.m., including offices and

commerce around a central square.

Gav-Yam Center Herzliya -

approx. 113,000

sq.m. built occupied by high-tech and service

companies.

Gav-YamNegev Park, Beer Sheva -

in cooperation

with Ben-Gurion University of the Negev and the

Municipality of Beer Sheva - comprising 2 build-

ings of approx. 33,000 sq.m. The company began

construction of the 3rd building.

Biotechnology and Hi-

Tech Park in cooperation with the Weizmann

Institute.

sq.m. on an area of 27 acres.

Residential

Gav-Yam is building the Ramat Hanasi neigh-

borhood in Haifa together with Rasco of Isras

group. The neighborhood will include over 1,000

housing units in 18 towers surrounding a large

central park. Since the beginning of its sales and

marketing in 2011, over 600 units have been sold

in 9 buildings.

M.T.M. (Matam) Scientific Industries Center Haifa

Ltd. (50.1%) -

owns the rights for Matam Park,

land reserves and additional assets in Haifa such

as Haifa International Congress Center.

Gav-Yam Negev Ltd. (70%) -

owns the rights for

Gav-Yam

Negev Park.

Gav-Yam Maman Properties Lod Ltd. (49.9%) -

owns the income-producing assets in Lod (offices

and logistics).

Hi-Tech Industries Ltd. (25%) -

owns the income-

producing assets at Har Hozvim, Jerusalem.

Ramat Hanasi Gav-Yam Rasco Ltd. (50%) -

constructs the Ramat Hanasi neighborhood in

Haifa.
