Amot Investments Ltd.

A

mot Investments Ltd. is a public com-

pany, is the investment arm in Israel of

Alony- Hetz Properties & Investments

Ltd., and is a leader in the management, leas-

ing, maintenance, and development of income

generating properties in Israel.

In May 2006, Amot went public in a public offer-

ing on the Tel Aviv Stock Exchange. By March 31,

2016, Amot had raised approximately NIS5 billion

in stocks, bonds and options. Amot owns 100 prop-

erties leased to 1,615 tenants, covering 1.2million

squaremeters, including 425 thousand squareme-

ters of parking spaces. Amot’s properties include

office and hi-tech towers, shopping malls, com-

mercial centers, supermarkets, industrial parks,

logistic centers and central bus stations. In total,

Amot owns properties valued at NIS 9 billion. The

occupancy rate for its properties is 97% and most

of its properties are located in major city centers

and in high-demand areas.

In 2015, the Company reported NOI of NIS 512

million, FFO of about NIS323million and net profit

of NIS410million. As of December 31, 2015 share-

holders’ equity totaled NIS3.3 billion, constituting

36% of its balance sheet. Amot held NIS 6 billion

of unpledged properties. The company’s leverage

rate is 52%and the debt’s average duration is 4.03

years. Amot is estimated to end 2016 with NOI

between NIS565-575million, real FFO of 356-368

and FFO of 124-131 agorot per stock.

Business Strategy and Prime Real Estate

Amot stresses the expansion of its operations

in Israeli income-generating real estate, through

the acquisition, promotion and development of

properties. With the company’s prominent real

estate you can account: Atrium tower ramat gan,

Amot investments tower, Beit Amot Mishpat, Beit

Amot Bituach, all in Tel Aviv, Pelephone House in

Givatayim, Amot PlatinumTower in Petah Tikva, HP

Office complex in Yehud, Arim Mall in Kfar Saba,

Kiryat Ono Mall, Orot Mall in Or Akiva and Jerusa-

lem’s Central Bus Station.

Development Projects

Ramat Gan’s Atrium Tower is located on about

57 thousand square meters of prime real estate

at the heart of Ramat Gan City Business Center.

90% of the tower has already been leased and

its estimated NOI in full occupancy is over NIS 80

million. The company also completed the construc-

tion of Amot Parktech office complex in Beit Dagan,

which includes 10 thousand square meters, fully

occupied by Egged transportation cooperative in

2015. The Fatal chain hotel in Amot Bituach Com-

plex is at its final conversion stages, on its way to

become a business hotel, which is 9.2 thousand

square meters.

Tozeret Haaretz Project in Tel Aviv, in association

with Gav-Yam, in a 17 thousands sq.m. complex,

its building permits include 53 thousand square

meters and 950 parking spaces. Its underground

parking lot constructions are ongoing, and will

soon include the erection of an upper tower, sched-

uled to be completed by the middle of 2018. In

addition, the companies are currently operating

to submit Urban Building Scheme to the county for

an added 130 thousand square meters and 2000

parking spaces.

The Company has land reserves for future develop-

ment, on which it is gradually working on projects,

depending on a constant analysis of the market

situation and the demand. Amot is also working

on plans for the construction and improvement of

other sites and properties.

Shopping Malls, Commercial Centers and

Supermarkets

Amot owns 11 successful shopping malls and

commercial centers. The Company also owns 36

supermarket properties, located for the most part

in Israel’s center.

Wise Investments in Successful Projects

Amot owns large office towers, leased to profes-

sionals, trade and hi tech companies, with 68%of

the value of its properties located in Israel’s center.

Amot also holds nine industrial parks.
