part of the
Ashtrom Group and managed by Ar-
non Fridman, is a leading residential
development company in Israel and is ranked
at the top of Dun’s 100 rankings for 2016. The
company, traded on TASE (ASDR), is engaged
in initiating, developing and marketing quality
residential neighborhoods throughout Israel.
Ashdar sells hundreds of apartments annually
and has thousands of housing units in various
stages of planning. The company has built doz-
ens of projects including over 20,000 homes and
is currently involved in developing, planning and
building over 11,400 homes in residential proj-
ects throughout the country.
Innovative Residential Approach
The emphasis Ashdar places on understand-
ing customers’ needs has made the company
a leader in its field over the past 40 years. Ash-
dar specializes in creating an innovative resi-
dential approach including the construction of
residential buildings with a special emphasis on
applying the perfect family-community concept
with a broad range of services for tenants, from
buildings to construction of cultural and leisure
centers within the neighborhood fabric.
Volume of Activities
Ashdar’s assets are worth approximately NIS
2.1 billion. The company’s revenues as of the
end of 2015 grew by 14% to some NIS 899 mil-
lion and gross profits rose to about 86%, NIS
153 million. Net profit attributed to sharehold-
ers reached about NIS 71 million and Ashdar’s
equity amounted to about NIS 486 million, ap-
proximately 30% of the balance sheet, not in-
cluding deposits from home-buyers. In 2015,
the company sold 500 housing units for about
NIS 761 million (not including VAT).
Vision
Ashdar aspires to lead in its field and provide ser-
vices in a quality residential environment with the
company’s overall aim focused on the sales target
of 1,000 housing units per year and total revenue
of NIS 1.5 billion. Ashdar’s business strategy is
to increase the scope of activities while focusing
on building residential neighborhoods in highly
desirable areas throughout Israel.
Ashdar Boutique
In the past decade, Ashdar has worked through
its urban renewal arm “Ashdar Boutique” to pro-
mote TAMA 38 (National Outline Plan) and Pinui
U’Binui (Vacate & Build) projects and has been
party to developing, planning and marketing over
40 projects in planning and building stages in
Ra’anana, Ramat Ha’sharon, Tel Aviv, Ramat Gan,
Givatayim, Kiryat Ono and other cities.
Selected Projects
Ashdar Trio, Haifa:
Ashdar’s TRIO project, located
on the Carmel ridge near the University of Haifa,
including over 300 units in three exclusive 20-21-
floor towers. Two of them are already occupied
and sales are underway in the third tower, which
will be completed by the end of 2017. The project
includes a lifestyle and spa complex covering
2,800-sq.m. and a semi Olympic swimming pool,
a café operated by the tenants, a lounge for meet-
ings, keet-fit, gymnastics and treatment rooms
for the tenants.
Ashdar Galei Hacarmel:
A new, young neighbor-
hood in Tirat Hacarmel including 250 units, of
which 138 units are occupied. The project in-
cludes 8 and 9 storey buildings with 4 and 5
room units, garden apartments and spacious
penthouses to rich technical specifications.
Ashdar Agamim, Netanya:
In the heart of the
Agamim neighborhood, Ashdar is building 501
units in eleven 9-16-floor buildings, some already
occupied. The project includes 4, 5 and 6 room
apartments, mini-penthouses and penthouses
and garden apartments. The project is designed
to overlook the “Agam Hahoref” nature reserve
and have a sea view.
Ashdar Sarona in Kfar Yona:
The project Includes
300 units in seven 9-floor buildings, located in
Sarona in south-east Kfar Yona, next to Moshav
Yanov. A spacious park, country club, schools,
public buildings and commercial center are
planned. The neighborhood has easy access to
Highways 2, 4 and 6.
Ashdar Monoson:
In Neve Monoson-Yehud, a
luxury residential project is currently being built
as part of the long Pinui U’Binui process, which
is the successful outcome of a policy in place for
several years. This takes advantage of the last
land reserves for construction in the town and is
close to Israel’s most important transport arter-
ies. The project includes 620 residential units in
ten high-rise buildings with 4-5 room and garden
apartments and penthouses. A large part of the
units have “hanging garden” balconies, allowing
a garden on high floors, while others have 15-20-
sq.m. sun balconies.
New Krinitzy:
The New Krinitzy project in Ra-
mat Gan is a joint enterprise of three leading
construction companies – Ashdar, Azorim, and
Zemach Hammerman. Luxury 20-25-floor towers
are being built in the neighborhood, designed
to especially high standards and demonstrating
careful and contemporary planning including a
spacious lobby, rich technical specifications, and
an abundance of space for the resident’s welfare,
including a green park stretching over 10 acres.
Migdal Ashdar Bat Yam:
Ashdar Tower, a spectac-
ular building rising to 35 floors, among the tallest
buildings in Bat-Yam. Migdal Ashdar includes
164 units and is the fourth tower built by Ashdar
in the Gan Ha’ir residential complex, surrounded
by a spacious park and close to the Bat Yam sea-
front promenade.
Selected Future Projects
This year, the company is scheduled to market
new projects:
Harish project, “Mehir Lamishtak-
en”(Target Price for Home Buyers); Kiryat Eliezer,
Haifa; Kiryat Motzkin and Tirat Hacarmel; “Mehir
Matara”(Target Price) in Modi’in as well as urban
renewal in Ramat Aviv and throughout Israel.
