Matzlawi Construction Company Ltd.
M
atzlawi Construction Company Ltd. was
established in 1977, by Sami and Clara
Matzlawi. Matzlawi’s operations are fo-
cused on on-demand areas in central Israel, for
the middle and upper class. Since its establish-
ment the Company managed to leave its mark on
the Israeli real estate and construction market.
The Company specializes in clearing and re-con-
struction, and is currently the first company in the
country to complete vast and significant projects in
this area. Matzlawi employs some of Israel’s best
architects and engineers, as well as highly experi-
enced operational teams in all areas of real estate.
The vast innovative construction mediums owned
by Matzlawi, allows it to have independence in
executing projects, thus maintaining top quality
standards. The Company annually gains further
success - residential projects, industrial buildings,
commercial centers and public buildings. In 2007,
Matzlawi went public; its shares are traded on the
Tel-Aviv Stock Exchange (TASE).
Main Areas of Activity
Real Estate Promotion & Development -
Promo-
tion, development, construction, marketing and
sales of residential buildings in Israel, including
urban renewal, (clearing and re-construction and
TAMA 38), through development by locating pos-
sible sites, purchasing the land (with cash and
combination deals), constructing, and selling the
units. The Company is further involved in office
construction including commercial and industrial
buildings. Matzlawi, Israel’s first company to build
urban renewal/clearing and re-construction proj-
ects, is involved in 11 projects (at various stages
- development and land registry changes for more
than 2,000 residential units), and has successfully
completed 3 large clear and rebuild projects (in
Kiryat Ono, Kfar Saba and Yehud), and is building
other projects (second stage of Yehud’s Ashkenazi
project and Ono Prime in Kiryat Ono).
Construction -
Project management and construc-
tion for third parties (the company builds projects
for companies like Africa Israel and Azorim), pri-
marily of residential units and office and commer-
cial projects. Payments are made according to the
construction progress. The production mediums
are owned by the company, and include cranes,
trucks, cement pumps, mechanical & engineering
equipment, scaffolding, etc.
Income Yielding Propeties -
Maintenance and
management of income yielding properties in
Israel, that Matzlawi built as part of developing
land or as part of an acquisition, primarily for of-
fices spaces, high-tech industry and commercial
centers, exclusively or jointly owned. The Company
maintains and manages 8,000-sq.m. of income
yielding properties and a further 100,000-sq.m.
in planning and construction stages (in Hilazon St.
by the Diamond Exchange, in Givatayim’s Korzin
district and Bat Yam’s new municipal building). In
2014, the company also completed construction
of an exclusive country club in Kiryat Ono on BOT
terms for Kiryat Ono Municipality, which will be
operated byMatzlawi for 24 years. The complex in-
cludes thousands of square meters of the country
club itself, as well as 1,000-sq.m. of commercial
space for visitors, 600-sq.m. of treatment rooms
and a 1,400-sq.m. conference center. The club is
busy around the clock and is a great success.
Projects/Range of Real Estate Activities
Matzlawi is involved in a range of real estate ac-
tivities in Israel:
•
ELITE TOWERS –
A luxury residential tower in
Ramat Ganwith 35 floors, currently under construc-
tion. The project’s continuation is in its planning
stages.
•
Ramat Gan’s “Hilazon” –
Office tower in the
Diamond Exchange center. Currently in the mas-
ter plan stage for a 23,000-sq.m. exclusive office
building.
•
Givatayim’s “Korzin” –
project (through a sub-
sidiary). Local master plan has been accepted for
46,000-sq.m. of commercial and office buildings
including upper service areas and six floors of un-
derground parking. Regional master plan is now
being discussed, which could ad residential areas
to the plan.
•
Urban Renewal, Clearing and Reconstruction
–
Matzlawi is a pioneer and the first company in
Israel to successfully build clearing and reconstruc-
tion projects.
•
ONO PRIME
–
A second clearing and recon-
struction project in Kiryat Ono, involving the
clearing of 92 units and the construction of 393
residential units.
•
MY Yehud-Monoson –
Vacating Yehud’s Ashke-
nazi market and constructing 4 exclusive buildings
in central Yehud with 168 units and a commercial
floor. The first two buildings and half the commer-
cial area have been completed and occupied and
the second stage is under construction.
• Migdal Hayam Bat Yam – In collaboration with
Shikun U’Binui, the project has a master plan for
104 housing units and a 5-floor hotel in a high rise
instead of the 24 existing apartments, which will
be demolished.
•
Green Ono -
A clearing and reconstruction proj-
ect covering 27,000-sq.m. in Kiryat Ono, including
demolishing 10 old buildings and constructing 11
buildings, some 168 homeowners were vacated,
and replaced by 532 new and occupied units. The
project was successfully finished and is completely
occupied.
•
Emerald Tower, Kfar Saba -
Clearing 40 units,
replaced with 120 residential units. The project
has been successfully completed and is fully
occupied.
Further clearing and re-construction projects with
thousands of housing units are currently under-
way in Kiryat Ono, Bat Yam, Ramat Gan, Herzliya,
Givatayim and Tel Aviv.
