itania Ltd. wasestablished in1995byfour
partner groups: S.G.S.; Propper Family
(Osem); Gitam Ad Agency; and Hamama
Family. Until the company’s IPO on TASE, on July
2015, its shares were held by its group of founders
(60%) and Harel and Flying Cargo insurance com-
panies (20% each). Since its IPO, the public holds
17% of its shares and the founders shares were
accordingly reduced. The company is managed by
Ehud Samsonov as chairman and Ofer Ziv as CEO.
Since its inception, the company has operated in
Israel and abroad initiating, developing, building,
leasing and operating income-producing properties
such as office and commercial buildings, warehous-
es and stores. The Group has nearly 100,000 sq.m.
of income-producing assets and rights to build on
hundreds of thousands of square meters of land
in various stages of planning of the company’s tra-
ditional activities such as offices, and new areas
such as the commercial and residential sectors,
hotels, warehouses and stores. The success and
stability of the company can be accredited to its
conservativemanagement. The people leading the
company are personally responsible to all its pro-
cesses whereas each step and activity are planned
to the last detail and are carefully and thoroughly
implemented in order to preserve their stability and
the growth trend, which characterizes the company
even at recession periods. The company keeps its
well established roots and is based on extensive
experience in engineering, performance, manage-
ment and development acquired over decades in
the area. Its working methods integrated with cau-
tion and meticulosity, yields particularly efficient
and successful results, slowly brewing. At present
the company possesses a range of projects before
and after completion that show continuing success
in Israel and overseas.
Income-Producing Properties in Israel
Ziviel Building –
Office and commercial building in
Ramat Hachayal, Tel Aviv, including 32,000 sq.m.
and 30,000 sq.m. underground parking and stor-
age. A additional building belonging to the project
is the 9,000 sq.m. Leonardo Boutique Hotel. The
company holds 47%of Ziviel Investment Ltd., which
holds 60% of the rights of Ziviel Building.
Verint Building –
Office and commercial building in
Herzliya Pituach Ind. Zone covering 19,000 sq.m.,
most of which is leased toVerint, with 26,000 sq.m.
of underground space mainly designated for light
industry, parking and offices. Vitania holds 50%of
Ronny Do, which owns Verint Building.
Hatachana –
Vitania restored and preserved the
Tachana compound, the old railway station in Neve
Tzedekand opened a unique culture, entertainment
and fashion complex at the site, covering 16,000
sq.m. of commercial space, including a visitors
center, museum, street theater, design center, ex-
hibition center, arts fair, concept stores, unique
restaurants, pubs and more.
Terminal Park –
Office, High-Tech and commercial
project in Or Yehuda’s Ind. Zone, including 50,000
sq.m. of above ground buildings and 34,000 sq.m.
underground for parking and warehouses. 50% of
the project is owned by Mai A.B. Real Estate (90%
owned byVitania) and 50%owned byMigdal Insur-
ance Co. The first stage of the project, about 30,000
square meters, was completed in 2011 and was
occupied by tenants such as Netivei Israel Roads,
El Al, Superpharmand Arcaffe. The second stage is
being constructed these days and is expected to be
occupied at the end of 2016.
Vitania Center at Migdal Beach –
Near Lake Kin-
neret’s beach and in front of Migdal town, Vitania
completed the first stage of Vitania Center, a com-
mercial center of 4,000 sq.m., wholly rented to
stores and restaurants such asMagdalene Restau-
rant, one of the leading chef restaurants in Israel.
Further 2,000 sq.m. will be built. The company has
additional 2,000 sq.m. as well as nearby land on
18,000 sq.m. designed for vacation and tourism
and being under advanced planning stages.
Vitania - Padko House Herzliya –
By the end of
2015, the company finished the construction of
the luxury office building, located at MaskitSt., Her-
zliya. Vitania holds 50% of the rights at the project
in partnership with Padko. The project includes a
20,000 sq.m. office and commercial project that
are mostly occupied, or in advanced occupancy
stages. In addition, 21,000 sq.m. basement and
storage areas were built at the project.
Residential projects in Israel and abroad
Keren Compound at American Colony–
At the corner
of Orbach and Eilat streets on Tel Aviv-Jaffa border,
Vitania has built and fully occupied a 45 units
luxury residential compound in two buildings with
a magnificent courtyard. During 2017 a high-class
boutique hotel will be opened at the compound,
after completing the renovation and preservation
of JerusalemHotel (constructed in the 19th century
by the Templers) and an historical wood building,
which belonged in the past to Keren restaurant.
Water Lane –
Gdansk, Poland - Residential and
commercial project built by Vitania at the Old City
of Gdansk, Poland. The project comprises a luxury
residential building including 150 housing units
overlooking the old city, and a commercial strip
along the whole street. BWHotel Gdansk, which is
owned by Vitania Limited (fully owned by Vitania).
The project was completed and fully occupied.
Projects Planned & Being Built in Israel
Vitania - DelekMotors Compound –
Vitania, in part-
nership with D.M.R. Assets Ltd. (Delek Motors), is
building this days an office, residential and com-
mercial project on 2 adjoining lots covering 12,000
sq.m. on the corner of Tel Aviv’s Haharash-La Guar-
dia and Ayalon Highway. In the first stage a three-
floor Mazda-Ford showroom is planned and 36-floor
office tower above commercial floors and BMW-Mini
showrooms. 48,000 sq.m. are planned overall in
the first stage with 6 underground parking floors
covering 30,000 sq.m. On the remaining land a
plan to obtain rights for 100,000 sq.m. for homes,
offices and commerce is being promoted.
Vitania Tower Ramat Hachayal –
Next to Ad 120
sheltered housing, on the corner of Raoul Wallen-
berg and Deborah Hanevia streets, Vitania will build
a 16-story building in an area of 20,000 sq.m. The
building being constructed these days includes
700 parking spaces. The project is expected to be
completed by the middle of 2017.

Cranbury Executive Center –
Office building in New
Jersey, US covering 9,300 sq.m. and fully leased.
The project is owned by Vitania USA, which is fully
owned by Vitania.
